1. YOUR BOOKING After making a reservation with us, a booking form must be completed and signed accepting all the terms & conditions. The accommodation is booked solely for the use of the guests named on the booking form. Maximum occupancy must not be exceeded. A nonrefundable deposit of £100 UK Sterling or $200 US Dollars is required with the completed booking form. Your booking will be confirmed when your deposit is received. 2. PAYING THE BALANCE The balance is due 10 weeks prior to arrival in Florida. Failure to pay by the due date will render the booking void with loss of deposit. 3. WHAT'S INCLUDED You have the use of the property including all utilities except pool heating, for which a supplement is payable. The property is cleaned and prepared for your arrival. Maid service however is not usual in Florida private homes and it's therefore up to you to keep the property clean and to change and wash bed linen and towels (which are supplied) during your stay. The property is available for occupation from 4.00pm on the first day of rental period and must be vacated by 11.00am on the day of departure. 4. SECURITY DEPOSITS We understand that accidents do happen, but we ask that you inform Florida Spirit Management Company of any defects or breakage’s as soon as possible and pay for the repair or replacement so that neither you nor the following guests are inconvenienced. A security deposit of £200/$300 is required with your booking and is refundable within 30 days from date of departure if the villa is found in good order. The villa is strictly Non-Smoking, any evidence of smoking will incur full loss of security deposit. If anyone is found to have tampered with the pool heater, again this will incur the full loss of security deposit. 5. UNAVOIDABLE CHANGES We reserve the right to enter the property at any reasonable time to inspect premises or to carry out repairs. (If such repairs are necessary all reasonable measures will be taken not to inconvenience the rentee) We reserve the right to cancel the booking if such repairs or work is to be carried out in this rental period if it is in the interest of Health & Safety of the public. In this event we will return all sums (but without interest or compensation) or at the option of the clients and subject to availability will offer alternative premises of comparable standard. 6. CANCELLATION If for any reason the client cancels the booking the following charges will apply: More than 10 weeks prior to arrival date - deposit only, Less than 10 weeks prior to arrival date - full booking fee. All cancellations must be made in writing by the signatory on the booking form. 7. FORCE MAJEURE The owners or their representatives can accept no liability whatsoever for events which are 'force majeure' These include but are not limited to war, threat of war, riots, civil commotion, terrorist attacks, industrial disputes, natural or nuclear disaster, flood, fire, adverse weather conditions, technical problems, delays or cancellations of transport or any other events beyond our control. 8. LIABILITY We accept no liability whatsoever for any injury or loss sustained by guests or any other visitors to the property or swimming pool, or any loss or damage howsoever caused to any property brought to the premises. (adults are specifically requested never to allow children unsupervised around the pool, kitchen or any electrical equipment) 9. INSURANCE It is vital that you have adequate comprehensive insurance cover for you and all members of your party. Check that any policies you are considering do in fact cover you for rented accommodation booked independently of travel arrangements. No responsibility is accepted for any death, illness or loss or damage to property and/or motor vehicles howsoever caused. 10. IN CASE OF COMPLAINT Complaints or problems should be reported to the owners representative immediately so that they can be dealt with promptly. We will not accept liability for any dissatisfaction or other complaint not reported to the managing agent during your stay. Any persons in the party who have caused / are causing damage, distress, danger, annoyance, nuisance or disturbance to any neighbours or other residents in the vicinity are liable to be asked to leave or be evicted. Such action will not entitle the client or any of their party to a refund of any monies. The guest will accept that some noise or disturbance due to local building work can not be avoided and is not responsibility of the owner 11. SUBLETTING The accommodation is reserved exclusively for the people named on the booking form and no other persons whatsoever are permitted to stay there unless this has been agreed with the owners in advance. The US management company may evict or request to leave, any persons not authorized to stay in the property.
